Common Causes

Where roof leaks actually come from

Water inside your home often travels far from where it enters the roof structure. These are the most common sources we find.

Damaged or missing shingles

Storm events or aged shingles let water under the roofing system. Even one missing shingle can cause significant interior damage during heavy rain.

Failed pipe boot seals

Rubber boots around plumbing vents crack from UV exposure and thermal cycling. This is one of the most common residential leak sources — and it's often not storm-related.

Flashing failure

Metal flashing around chimneys, skylights, and roof-wall junctions is a common failure point. Improper installation or caulk failure lets water infiltrate.

Damaged valley flashing

Valleys concentrate water runoff. Damaged valley flashing or worn shingles in valleys are a prime leak location after storm events.

Soffit and fascia damage

Wind-blown soffit panels let water into the roof structure from the eave side — not the shingles. Often missed in visual inspections from the ground.

Ice dams (winter)

In North Texas freeze events, ice dams at eaves can force water up under shingles. Post-freeze inspections often reveal hidden leak damage.

Insurance Coverage

Was the leak caused by a storm? Your insurance may cover it.

Many roof leaks in DFW and Austin are caused by storm events — hail cracks shingles, wind lifts flashing, or fallen debris punctures the roof surface. When the cause is storm-related, your homeowner's insurance covers repair or replacement.

The challenge: determining whether a leak is storm-caused requires an experienced eye. We look for the specific damage patterns that insurance adjusters accept as documentation — and we photograph everything.

If the cause is storm-related, we coordinate the claim. If it's age or maintenance-related, we give you an honest repair estimate. Either way, you know exactly what you're dealing with.

Covered — storm cause
Hail damage, wind-lifted shingles, fallen tree/branch, storm-blown flashing failure.
Typically not covered
Gradual wear, improper installation from a previous contractor, maintenance neglect, or faulty materials not meeting code.
Gray area
Old roofs with pre-existing wear that a recent storm worsened. We document what we see and let you and your carrier sort out coverage.

FAQ

Roof leak questions.

Why is my roof leaking?

The most common causes of roof leaks include storm damage (cracked or missing shingles, damaged flashing), age-related shingle failure, failed pipe boot seals, damaged valley flashing, and improperly installed skylights or chimneys. Many leaks appear inside the home far from where they actually enter the roof structure — which is why professional leak tracing is important.

Is a roof leak covered by homeowner's insurance?

It depends on the cause. Leaks caused by sudden storm events — hail, wind, fallen trees — are typically covered. Leaks caused by gradual deterioration or lack of maintenance are generally not covered. We inspect the damage and help you determine whether you have a coverable claim.

How quickly does a roof leak cause damage?

Mold can begin growing in wet insulation and wood in as little as 24–48 hours. Prolonged leaks cause structural rot in decking and rafters. Active leaks should be addressed as quickly as possible — even temporary tarping buys time while repairs are arranged.
